Spanish house sales soaring.

A recent study revealed by property portal Idealista, shows that 13 per cent of properties sold through the real estate platform during the third quarter of 2024 were listed for less than a week, highlighting strong demand and rapid market turnover. Express sales have remained consistent year-over-year, with 13 per cent of properties selling in under a week in both the third quarters of 2023 and 2024. Additionally, 16 per cent of properties sold within one week to one month, 24 per cent between one and three months, and 33 per cent took between three months and a year. Notably, larger Spanish cities like Alicante and Valencia have experienced a higher prevalence of these rapid sales, underscoring the localized demand in urban markets.

Valencia and Alicante have both experienced notable increases in express property sales, with Valencia rising from 17 per cent in 2023 to 18 per cent in the third quarter of 2024, and Alicante increasing from 12 per cent to 13 per cent. This trend of growing express sales is reflected across Spain, with cities like San Sebastian, Barcelona, and the Costa Blanca region also reporting similar upward trajectories in property transactions. The Costa Blanca continues to thrive in the real estate market, particularly attracting foreign buyers, with a notable increase in express property sales. This trend underscores the region's allure for both tourists and individuals looking for permanent residences or vacation homes. Specifically, Valencia and Alicante have significant representation in the study, with Valencia ranking fifth for express sales, where 15 per cent of properties sold within a week in the last quarterly period.

Alicante is notable for having 14 per cent of its property sales completed in under seven days, reflecting a trend of rapid transactions in both Valencia and Alicante. This surge in express sales is indicative of the competitive landscape in Spain's real estate market, where heightened buyer demand is leading to quicker purchases. Real estate agents are even reporting sales of properties before they reach the market, underscoring the urgency and high competition among buyers for desirable properties.
